No. We prepare, lodge and manage your approval for you. All council and certifier correspondence goes through us. You're kept informed as things progress - but you don't need to call anyone or chase anything.

Nothing starts until approval is in - that's the law, and we won't cut corners on it. What we do is run site preparation and factory production at the same time once it's granted, so you're not waiting on one after the other. The approval is managed entirely for you through an accredited private certifier.

Approval is managed for you through our certifying partner. We'll confirm your timeline in writing at enquiry, once we've checked your block.

We check your block first. If something complicates the approval - slope, setbacks, heritage, bushfire - we tell you upfront and explain what it means and what the path looks like. You're never surprised mid-process.

The OC is the legal sign-off that your home is built to standard and can be occupied. It's issued by the certifier after the final inspection. You need it to rent the home out or add it to any insurance or valuation. We manage the whole process through to the OC being issued.

Managing your approval end to end is part of our service - we prepare, lodge and see it through to your Occupation Certificate, and we don't charge a separate fee for that work. The approval costs themselves, though, aren't in the home's starting price: the certifier or council fees, engineering and design certificates, and an architect where a bespoke design needs one all depend on your design, area, site and council. We price them at cost and put every number in front of you, in writing, before you sign - the same way we handle site works.
